Contractors
Most contractors I talk to love to build, but things get a bit muddy when it comes times to navigate the clients ever changing needs. There are quite a few of you that have stopped building custom homes because it is too much work to meet these demands. This is what I am here for, I am the liaison between you and the client. I weed through the things they want, the things they need and the new ideas that are constantly popping up.
My job is to streamline the process and keep things moving forward. For renovation projects and new builds, I typically come on board while they are waiting for you to be ready to start their project and occasionally toward the end of a purchased new build. I create a design with the client, mock up floor plans, choose the hard finishes, create an item schedule for the subs to utilize and stay on board through the project to finish. AKA Renovation Management. This keeps you from having to hound the client about tile choices and patterns, grout colors, trim choices, etc.

Architects
Typically I would meet you in the same room as the contractor you are working with for a client. However, I hope that doesn’t keep you from reaching out on your own. Most of the work I do with architects is in the form of an architectural drawing review or on floor plan optimization. You can obviously do both of these things on your own, but my expertise is helping you understand exactly what the client is expecting from their house and helping the client understand what the drawings mean.
Most clients are not comfortable stating they do not understand or they have a hard time visualizing a space off of a drawing and they won’t tell you that. But I will. That’s what I am here for!

Real Estate
You guys are in a league all your own, and my expertise serves you differently. I can help you in a few different ways.
First, I can join you for that difficult conversation when you have to tell a client they need to make changes to their home in order to sell it. This conversation needs to be handled delicately, but I can help by offering an understanding of what kind of investment needs to be made to maximize the return on their home.
Next I can help buyers to see the potential of a home. Difficult buyers can be difficult because they have specific needs or they have higher expectations than their budget allows. That’s where I come in and show them the potential, it is a pretty basic consultation and can be done during an additional showing.
Also, I can assist with staging, but in an unconventional way. Instead of charging thousands of dollars to stage a home, I go in with the realtor and look at the home from a buyers perspective and reuse or reimagine a space to give prospective buyers an idea of what the space can be.
